Our home equity program · offered through MambaCap, a licensed broker

Your home built the equity. Turn it into cash, without giving up your low mortgage rate.

Our home equity program turns the value you've built into cash, up front and at a fixed rate, for renovations, an ADU, debt payoff, tuition, or your next move, while keeping the first mortgage you already have. Fully online, and often closing in days, not weeks.

The old way — banks & traditional HELOCs

Why the traditional way to tap equity is such a hassle

These are the headaches of going straight to a bank, a traditional HELOC, or a cash-out refinance. Our home equity program was built to fix all three.

Traditional HELOC

Weeks of waiting

A traditional HELOC can take two to six weeks, with an in-person appraisal and back-and-forth, right when you need the funds.

Bank loan

Fees that add up

Application, appraisal, and closing costs can quietly eat into the equity you're trying to access in the first place.

Cash-out refinance

Resets your low rate

A cash-out refinance means trading your low first-mortgage rate for today's higher one. That's a steep price for your own cash.

Our home equity program was built to fix all three. See the difference ↓

The program advantage

Faster, simpler, and easier to qualify for

Automated underwriting and modern income verification make this a genuinely different experience from a bank HELOC, especially if your income is complex.

Top benefit

Close in days, not weeks

Fast, automated underwriting means qualified borrowers can go from application to closing in a matter of days, instead of the weeks a traditional HELOC takes.

Big time-saver

Smarter income, powered by Plaid

Securely connect your bank with Plaid to verify income in minutes, with far less paperwork, and a real advantage for self-employed and complex-income borrowers.

Cash up front, at a fixed rate

Your full credit limit is funded at closing as a fixed-rate loan with terms from 5 to 30 years, so your payment stays predictable.

No in-person appraisal on most lines

Automated valuation is used for lines up to $400,000. Larger lines require a full appraisal.

Keep your low first mortgage

Taken as a second lien alongside your existing mortgage, so you don't touch the rate you already have. Maximum APR is 18%.

2% cash back on card purchases

Earn 2% back on card purchases, subject to program terms (not on the initial cash draw, and not available in Texas). No application, annual, or appraisal fees.

Our home equity program is provided by a third-party lender; MambaCap Financial is a licensed broker, not the lender. Closing timelines vary by scenario, document upload, valuation, title, and any required rescission period, and are not guaranteed. Plaid is a third-party service used to verify income from your bank; availability and results depend on your accounts and the lender's guidelines. Rates, fees, credit lines, and terms are set by the lender, vary by applicant, and are subject to change. A one-time draw fee (1.9%–4.9% of the credit limit; 2% origination in Texas) applies and may be financed. Subject to credit approval and program limits. Not available in all states. See full disclosures below.

How our home equity program compares

The same equity, a very different experience. Here's how it stacks up against the two most common ways to tap your home.

Fully online application ✓ Sometimes Sometimes
In-person appraisal Not on lines ≤ $400K* Usually required Usually required

*The program funds a full draw at closing as a fixed-rate loan; card purchase balances (where available) use a variable rate. "Keep your first mortgage" applies when the line is taken as a second lien. A one-time draw fee of 1.9%–4.9% of the credit limit applies (2% origination in Texas) and may be financed. Terms are set by the lender and subject to approval; the card is not available in every state (for example, Texas). MambaCap Financial is a licensed broker, not the lender. Your guide

We work for you, not for one lender.

MambaCap Financial is an independent mortgage brokerage. We're not the lender or the investor, we're your advocate. Through our relationships with a network of lenders and private investors, we can find home equity options for most situations, including the tricky ones banks and credit unions turn down.

As your broker, we're paid by the lender when your loan closes, not by you. If there's a fit, we'll find it. If there isn't one yet, we'll tell you honestly, that's the advantage of a broker over a single bank.

Because we're a broker, we shop your scenario across many lenders and investors, so your options are based on your situation, not one company's menu. Scenarios we regularly place include:

Self-employed Lower credit High CLTV Investment property Recent credit event Unique property

Questions homeowners ask

How does our home equity program work?

At closing, your full approved credit limit is funded up front as a fixed-rate loan (terms from 5 to 30 years), deposited to your bank account. As you pay that balance down, your line becomes available to redraw by cash-out, balance transfer, or a linked card. The process is fully online, with no in-person appraisal on lines up to $400,000 and no application, annual, or appraisal fees. A one-time draw fee applies and can be financed. MambaCap is a licensed broker, not the lender; the lender sets the final rate, fees, and terms, and all offers are subject to credit approval.

Will checking my options hurt my credit score?

Getting a recommendation through our form doesn't pull your credit at all. If you start an online application, seeing your initial offer typically uses a soft credit check that doesn't affect your score; a hard credit pull happens later only if you decide to move forward.

Do I have to give up my current mortgage rate?

Usually not. Most of these options are a second lien that sits alongside your existing first mortgage, so you keep the rate you already have. You're borrowing against your equity, not refinancing your primary loan.

What if my situation is tricky?

That's our specialty. Through our lender and investor relationships, we can often find options for self-employed borrowers, lower credit, higher combined loan-to-value, investment or unique properties, and recent credit events, scenarios many banks and credit unions decline. We can't promise every scenario will qualify, but we'll shop it hard and give you a straight answer.

Why might the application ask for my Social Security number?

A lender needs it to run the credit check that produces your real offer. You provide it on the lender's own secure site, not to us through the form. If you'd rather not share it yet, start with the free recommendation form and we'll guide you first.

Is there any cost or obligation?

No. Getting options and guidance is free, and as your broker we're paid by the lender when a loan closes, not by you. You decide if and how to move forward.

MambaCap Financial is a licensed mortgage broker and is not the lender or creditor. The home equity program advertised here is provided by a third-party lender and its issuing bank, who are solely responsible for the product and for all rates, APRs, fees, credit lines, eligibility, and terms. The program requires a full draw of the approved credit limit at account opening into a fixed-rate loan (5-, 10-, 15-, or 30-year term). The initial draw, cash-outs, and balance transfers are fixed-rate; card purchase balances use a variable rate equal to the WSJ Prime index plus a margin (index floor 3.25%). The maximum APR is 18%. A one-time draw fee of 1.9%–4.9% of the credit limit applies (a 2% origination fee applies in Texas in place of the draw fee) and may be financed into the loan; recording fees may also apply and are placed in a 12-month, 0% APR plan. There is no application, annual, or appraisal fee, and a $29 late fee may apply (lower where required by state law). An automated valuation is used for lines up to $400,000; lines above $400,000 require a full interior appraisal. 2% cash back applies to card purchases only, is subject to the program's terms, and is not available in Texas (no card is issued in Texas). Approval, credit line, rate, and terms depend on credit, income and property verification, CLTV, DTI, and a minimum of $30,000 in retained home equity; lines range from $5,000 to $1,000,000. Terms are set by the lender and subject to change without notice. Not available in New York, Nevada, Massachusetts, Hawaii, or Missouri; additional state and loan-size restrictions apply. Clicking "See what you qualify for" takes you to the lender's secure application. This is not a commitment to lend and does not guarantee approval or any specific terms.

How we're paid: As a mortgage broker, MambaCap Financial is compensated by the lender when a loan closes. This compensation is paid by the lender and is not charged to you as a separate fee. Submitting the "free recommendation" form is not a loan application and does not result in a credit inquiry. Consult a tax advisor regarding the deductibility of interest.
